We provide design and drafting services for a number of residential projects including: New builds, Additions (rear, side and second storey), Interior alterations, Renovations, Secondary suites, Multi-unit dwellings, Land severances, Underpinning, Detached garages and Laneway suites. All drawings are in accordance with the Ontario Building Code and regional zoning by-laws and are approved by a BCIN professional and/or Engineer based on the requirements of the project.

We will fully manage the design process of your project from conception to building permit approval. Depending on the scope of the project, the entire process could take up to several months to complete. We will provide continued guidance to the client in order to achieve the most efficient timeline for their project.

We will prepare all the required drawings and paperwork for your building permit application. We will submit the application and work directly with your city’s building department to manage the permit application process.

If a project requires minor variance approval, we will represent your application at Committee of Adjustment. The hearing is an opportunity for our experts to present your project by providing explanation, evidence and reasoning as to why the proposed variances fit within the existing fabric of the neighbourhood and why the project should be proceed as proposed. Upon approval at Committee of Adjustment, we will then prepare your drawings for your building permit application.

Following an initial consultation via email or phone, we will arrange a site visit to your property to asses the existing structure, discuss the proposed project, wish list and provide expert advice on the best possible design approach.
